First design: The parking area was located on the North side of the site. However, Ron Potts of Thelen Court suggested that we move the driveway to the South side, so that our homes would be further away from the Thelen Court homes. The Northern driveway is also problematic because of the 12 large native oaks (total of 163 inches trunk diameter) at the Northwestern corner of the site. In addition, the neighbors to the Northeast, Pat & Tracy Stanley, prefer the driveway on the South side.

Second design: This was done after a weekend workshop with future Sycamore Village residents. The buildings were located to maximize preservation of the native oak trees. The driveway was placed on the South side of the property. However, at the January 2007 hearing of the Orangevale CPAC, the neighbors raised objections about noise, lights, and visual intrusion from the parking area. We invited them to a meeting with the architect, but they refused to attend.

Third design: The parking area was redone to respond to the Thelen Court neighbors' concerns about noise, lights, and visual intrusion. ● Open parking spaces were moved to the North side. ● Garages were moved to the West, where there is a significant height difference. The neighbors' view of the garages is hidden by the combination of the 6 foot masonry wall and the 8 foot height difference (total 14 feet). ● Carports were redesigned as closed structures (essentially garages without a door), and the roof was redesigned as a shed roof. ● Carport setback was increased to 5 feet, and citrus trees were added as an evergreen landscape buffer.
